This land measures about 1,600 ft in depth and about 800ft wide in rear half and about 580ft in front. The property and the surrounding areas are of a gentle rolling nature, though less obvious in the woods due to the undergrowth.

 

It is currently under the C.A.U.V. (Current Agriculture Use Value) program, as a forest and also, there are no plans to build annoying wind turbines nearby.

There are no legal problems, lien's or other impediments with these tracts of woods. Only those whose opinion depends first and exclusively on getting a commission have issues. I do not deal with them except by my simple and very fair terms listed at the end of the page. It states they can earn about $30,000 on commission.

The woods portion, about 90% of the total area, has a mix of maples, oaks, cherries, elms, hedge apples, some walnuts, wild apples and beech. May of these trees are 100 to 200 years old. The center front area, south side, along the road, is a grassy pasture, it totals between 2 to 3 acres.  Previously this area was used for livestock as I raised sheep. It could easily hold a few cows and/or horses. The main trail snakes through the woods over a half mile long. It has a bridge and a low water crossing, both of which easily support a full size pick-up. In the NE corner there is Pothole Pond. It is a remnant of the last ice age, which a glacier had carved out a small recess and then had melted which created the pond. There is abundant wildlife all throughout the property. The wildlife consists of Deer, some elusive wild Turkeys, plenty of fat Squirrels and Rabbits. You may also find some Pheasants, Woodcocks, a few Owls and plenty of other Bird species. 

The property is lived on. The well, septic, and electric infrastructure are operational and on the 14.392 arce section 2. There are also gravel driveways of a thick base with turnouts, etc. My residence on the property is an older mobile home.

 

Also on the 14.392 acre site are three small to medium barn buildings, made of electric poles and white oak or ash with concrete floors. There is also a sturdy tool building made of treated lumber.

There are homes in the area, but none of them are on top of you. This property is mostly rural farmland and is located almost equally between the county seats of Champaign, Logan & Union Counties. This property is located about 3 miles NW of North Lewisburg, OH in S.E. Logan County. You’ll find that it is very quiet & peaceful, such that on a Saturday and Sunday afternoon you can hear the semis air brake on S.R. 33 some 7 miles away. (see location map) 

This is all in west-central Ohio; you will find it to be a great location if you work at Marysville/East Liberty Honda plants and or Midwest Express, NEX and NPK which all happen to be reachable in about 15-20 minutes, as they are all less than 8 miles away. This property is located in the Triad & Ben Logan school districts and it is easy to get onto S.R. 33 and get to Dublin, Columbus, Indian Lake, etc.

 

This land has a great amount of potential. I have thought of many possibilities myself, but I have decided to move back to south america to be with my family, once I sell it.

If you love the location but do not need all 26.25 acres, don’t worry because the property is additionally separated into (1) = 10.10 Acres, (2) = 14.392 Acres and

(3) = 1.762 Acres is perk test approved, with paperwork on file. The 10.10 acre portion was walked and inspected by the Health Dept. prior to the survey and it is fully buildable in back, perk test will determine actual design.

 

This property is easily worth much more the priced, considering the improvements, infrastructure, and location, un-improved woods nearby have sold for 15,000 to 17,000 an acre, and in Ohio woods are being destroyed, not created. This property is laid out the following way because the flagpole lot must have 10 or more acres and also to have the pond fully on the 14.392 acres to avoid who owns it and is responsible for it. There is a tiny shared driveway area between the 10.10 and 14.392 acres, again due to zoning issues and new county safety regulations.


Final Sale of 1.762 tract is subject to the following Building Restrictions, As well as Restrictions of Record (laws). This is unless you buy the whole 26.25 acres or just the 16.154 acre portion then 1-5 are waived.

 

  1. No single wide mobile homes on 1.762

  2. Log Home, Modular Home, or Stick built On Site, with minimum of 1,500 sqft (one or two story) and basement

  3. Basement requirement can be waived if sq footage exceeds 2,200 sqft

I am selling via a title agency as is legal in the state of Ohio, but you may use a real estate agent if you wish at your expense. My experience with real estate agents, so far, has been that they are more interested in a quick commission and always "lower the price". They are clueless and lost on the true value of woods, they might be good at selling homes but woods are out of their comfort zone.
